Waterloo Region Real Estate Market Update – September 2026 Home Prices & Trends

Here’s a simple breakdown of Waterloo Region home prices, sales activity, and housing inventory for September 2026 across detached homes, townhomes, and condos.

If you’re thinking about buying or selling a home in Waterloo Region, September’s numbers show a quieter market. Sales fell more sharply compared to last year in both segments, and detached homes, which had been holding steady, saw the biggest change.

There was some relief on timing, though. Homes sold a little faster than in August, and townhouse and condo prices recovered some ground. Prices remain below last year’s levels across the board, and market conditions continue to reward buyers and sellers who come in with realistic expectations.

Here’s what you need to know:

Quick Snapshot

  • 409 homes sold
  • Sales down 19.3% year over year
  • Median price $675,000 (down 3.6%)
  • Homes are taking about 32 days to sell
  • Inventory at 3.8 months of supply
  • Affordability slipped 3.2% compared to last year

What This Means for Buyers

Buyers continue to benefit from greater choice and less urgency compared to recent years.

Inventory rose from 1,690 homes in August to 1,823 in September as fall listings came to market, though it’s still 12.9% lower than a year ago. With fewer sales happening, buyers face less competition and have room to take their time on due diligence and negotiation.

Prices remain below last year’s levels, but affordability slipped slightly compared to last September, so it’s worth getting your numbers and pre-approval confirmed early.

Bottom line: Buyers have options and breathing room, and a clear budget will make the most of both.

What This Means for Sellers

Homes are still selling across Waterloo Region, but fewer buyers are closing deals than last year, and they remain selective and price sensitive.

Properties that are priced appropriately and presented well continue to attract attention. While multiple-offer situations still occur, they are far less common than during peak market conditions.

The homes that sell fastest tend to be:

  • priced correctly
  • well presented
  • professionally marketed

Expect roughly four to six weeks on market, depending on property type and price range, with townhomes and condos trending toward the longer end.

Bottom line: With fewer buyers in the market, strong pricing and preparation matter more than ever.

Sales: 268 homes sold
Average Days on Market:

Townhomes, Condos, and Semi-Detached

Average Sale Price: $508,095
Sales: 141 homes sold
Average Days on Market: 41 days

What this means

This segment saw its first improvement in time on market in four months, with homes selling in 41 days on average, down from 48 days in August. The median price was $545,000, down 3.4% from last year, a smaller gap than August’s 6.7%.

Sales were still down 20.8% from last year, and months of supply remain higher than in the detached market, which keeps negotiating power with buyers. For first-time buyers, downsizers, and investors, attached housing remains the most accessible entry point into the Waterloo Region market, though sellers still need to price with today’s conditions in mind.

Suzanne Ethier’s Take

September was a quieter month, and the sales numbers show it. Fewer homes sold than last year in both segments, and the detached market, which had been the steady one, felt it too.

The encouraging part is that homes are moving a little faster and townhouse and condo prices found some footing. That tells me buyers are still out there, but they’re choosing carefully and responding to homes that are priced and presented well.

If you’re considering a move this year, understanding how your specific segment is performing, not just the regional headline, will continue to be the key to making a confident decision.

If you are planning a move this year, preparation and pricing strategy will make the biggest difference.
